Residential Property Management

Compass Property Management manages numerous single-family homes, condos, duplexes, and apartment communities throughout the greater Grand Rapids area. The cost of our full-service management ranges from 5% to 10% of collected revenues. We keep our fees low and will not present you with unexpected charges. All late fees are passed on to owners, and maintenance costs are fair and reasonable.

We work hard to keep vacancy rates low. In the event that a tenant has to be replaced, we charge a placement fee for our managed accounts. Our placement fee includes all advertising costs. Compass Property Management uses full-time licensed leasing agents that are paid on commission only, so they are highly motivated to lease your property. This placement fee ranges from 50% to 85% of one month’s rent.

Our residential management is a comprehensive service, starting from leasing and screening of residents to financial recordkeeping and bill paying. We make owning your property simple; all you have to do is read your monthly statement and receive your monthly check.

Compass Property Management is a full-service residential property management company. Because we want to focus fully on residential management, we do not sell real estate, nor do we manage commercial property. This service can be very helpful for homeowners who have to move but cannot sell their homes in this challenging market. Use us to find potential tenants, show your property, perform extensive background and credit checks, collect deposit and the first month’s rent, and complete all the required legal documents with our comprehensive custom leases.

Our fee is just 85% of the monthly rent charged (with a minimum fee of $750). We do all the work for you, and we do not get paid until you get paid.
